Here, existing and new construction meet.

The symbiosis of new and old buildings makes the FRAMEZ truly unique through its architecture and appearance. This is achieved by the special concept, which consists of the new building framing the old one and the distinctive facade division. Its stair-like progression continues the design element of the vertical pilasters of the old building in a different form.

Measures for restoring the historical city layout

The registered block-edge development is being redesigned, while the previously three-story old building will regain its original height of five stories. The construction gap at Zossener Straße 55 will be closed, as will the northern section of the property at Zossener Straße 58. The resulting end building will be designed as a facade rather than a fire wall.

Additional measures for restoring the historical courtyard structure

  • Interior new buildings will be redefined with three courtyards and spatially connected.
  • Variations in lighting concepts, furnishings, planting, and material selection ensure visual cohesion.
  • Feel-good areas and get-together places, small retreat spaces, and chill-out spots.
  • Maximum quality of stay through greened outdoor areas and rooftop spaces.

This way, we preserve the charm of typical 19th-century commercial architecture while simultaneously transforming the FRAMEZ into an attractive commercial location at the cutting edge. It is indeed a unique office location that bridges different eras.

A place that made history in art and industry

Not only was the entrepreneurial success of the reinforced concrete ensemble remarkable, but also its creative appeal. After its completion between 1905 and 1911, the site was initially dominated by the production of soaps and cosmetics, as well as a luxury automobile factory. After the Berlin Wall was erected and Kreuzberg led an economic niche existence, more and more students, squatters, conscientious objectors, artists, and immigrant families moved into the dilapidated district, shaping a new lifestyle.
